Overview
Transactions in ClarityNOW encompass all pending, closed, and failed transactions. When a deal goes under contract, create a transaction to track it through the closing process.
Steps
1. Access the Portal
- Log in to your ClarityNOW portal
- Click Portal Dashboard
- Select the Transactions tab from the left sidebar
- Click New in the top right
2. General Information
Status:
- Pending
- Closed
- Failed
Sale Type:
- Listing
- Buyer
Transaction Type:
- Resale
- New Construction
- Referral In
- Referral Out
- Lease
- Lot
- Commercial
Unit Goal: Toggle to specify whether this counts toward your unit goal. Select "No" for referral transactions.
Dates:
- Contract Date — When the transaction went under contract
- Estimated Close Date — Projected closing date per contract
Contingencies: Indicate if the sale depends on another transaction closing first.
3. Client Information
Enter the following:
- Name
- Phone number
- Email address
- Property address, city, state, zip code
- Primary Source — Where the lead originated
4. Income
- Purchase Price
- Commission — Percentage or flat rate
- Transaction Fee — Buyer charges contributing to sale income
The total commission displays at the bottom.
5. Cost of Sale
- Select Agent — Choose the responsible team member from the dropdown. Add missing team members via the Team tab.
- Referral Fee — Specify if applicable
- Team Member Compensation — Select agent, choose percent or flat rate, enter amount. You can pay out multiple agents.
- Broker Split / Franchise/Royalty Split — Enter if applicable
- Additional Cost of Sale
The section displays: total commission, total cost of sale, and total gross profit.
6. Vendor Information
- Add Loan Officer and Escrow Officer/Attorney names
- Click Add Company for additional vendors
- Click Submit
7. Transactions Page
After submission, you'll see all pending, closed, and failed transactions. Use the blue Actions button to edit, delete, or send notes to team members.
