How to Add a New Transaction

Step-by-step guide to adding pending, closed, or failed transactions in ClarityNOW.

Overview

Transactions in ClarityNOW encompass all pending, closed, and failed transactions. When a deal goes under contract, create a transaction to track it through the closing process.

Steps

1. Access the Portal

  1. Log in to your ClarityNOW portal
  2. Click Portal Dashboard
  3. Select the Transactions tab from the left sidebar
  4. Click New in the top right

2. General Information

Status:

  • Pending
  • Closed
  • Failed

Sale Type:

  • Listing
  • Buyer

Transaction Type:

  • Resale
  • New Construction
  • Referral In
  • Referral Out
  • Lease
  • Lot
  • Commercial

Unit Goal: Toggle to specify whether this counts toward your unit goal. Select "No" for referral transactions.

Dates:

  • Contract Date — When the transaction went under contract
  • Estimated Close Date — Projected closing date per contract

Contingencies: Indicate if the sale depends on another transaction closing first.

3. Client Information

Enter the following:

  • Name
  • Phone number
  • Email address
  • Property address, city, state, zip code
  • Primary Source — Where the lead originated

4. Income

  • Purchase Price
  • Commission — Percentage or flat rate
  • Transaction Fee — Buyer charges contributing to sale income

The total commission displays at the bottom.

5. Cost of Sale

  • Select Agent — Choose the responsible team member from the dropdown. Add missing team members via the Team tab.
  • Referral Fee — Specify if applicable
  • Team Member Compensation — Select agent, choose percent or flat rate, enter amount. You can pay out multiple agents.
  • Broker Split / Franchise/Royalty Split — Enter if applicable
  • Additional Cost of Sale

The section displays: total commission, total cost of sale, and total gross profit.

6. Vendor Information

  1. Add Loan Officer and Escrow Officer/Attorney names
  2. Click Add Company for additional vendors
  3. Click Submit

7. Transactions Page

After submission, you'll see all pending, closed, and failed transactions. Use the blue Actions button to edit, delete, or send notes to team members.
