How to Add a New Listing

Step-by-step guide to creating a new property listing in ClarityNOW.

Overview

Listings in ClarityNOW include all of your coming soon, active, cancelled, and expired transactions. When you sign a new listing agreement, create it in ClarityNOW to track it through your pipeline and include it in your reports.

Steps

1. Access the Portal

  1. Log in to your ClarityNOW portal
  2. Click Portal Dashboard
  3. Select the Listings tab from the left sidebar
  4. Click New in the top right

2. General Information

Select a Status:

  • Coming Soon
  • Active
  • Cancelled
  • Expired

Select Transaction Type:

  • Resale
  • New Construction
  • Referral In
  • Referral Out
  • Lease
  • Lot
  • Commercial

Unit Goal: Toggle to indicate whether this transaction counts toward your unit goal. Select "No" for referral transactions.

Key Dates:

  • Target MLS Date — When you expect the listing to be active on the MLS
  • Active Date — When the property was actually active
  • Expiration Date — When the listing expires per contract

Contingency: Specify whether this sale has a contingency that needs to be fulfilled before closing.

3. Client Information

Enter the following:

  • Name
  • Phone number
  • Email address
  • Property address, city, state, zip code
  • Primary Source — Where the sale originated

4. Income

  • Listing price
  • Commission charged to seller — Percentage or flat rate
  • Commission charged to cooperating broker — Percentage or flat rate
  • Transaction fee — Amounts charged to seller for sale income

The total commission displays at the bottom of this section.

5. Cost of Sale

  • Select Agent — Choose from your team members dropdown
  • Referral Fee — Indicate if you're paying a referral fee
  • Team Member Compensation — Select agent, choose commission type (percent or flat rate), and enter amount
  • Broker Split / Franchise/Royalty Split — Enter if applicable
  • Additional Cost of Sale — Any extra costs

The section displays your total commission, total cost of sale, and total gross profit.

6. Vendor Information

  • Add Loan Officer name
  • Add Escrow Officer/Attorney name
  • Click Add Company to attach additional vendors

7. Submit

Click Submit to complete the listing entry. You'll return to the Listings page where you can view, sort, edit, or delete your listings.
