How to Read and Use the Profit and Loss Report

Understand the health of your business with the Profit and Loss report.

Overview

The Profit and Loss (P&L) report provides a comprehensive view of your income, cost of sale, expenses, and net profit — broken down by month with full-year totals. It is the definitive report for understanding the financial health of your business.

Accessing the Report

  1. Log in to your ClarityNOW portal
  2. Navigate to Reports in the left sidebar (or Financials section)
  3. Select Profit & Loss

Filters

  • Report Type — Choose between Overview or Expenses Breakdown
  • Year — Select the year to view
  • Amount / Percent — Toggle between dollar amounts and percentage of revenue

Summary Cards

At the top of the report, four cards display key financial totals for the selected year:

  • Gross Income — Total income from all transactions
  • Total COS — Total cost of sale
  • Gross Profit — Income minus cost of sale
  • Net Income — Final profit after all expenses (color-coded green if positive, red if negative)

Report Types

Overview

The Overview shows your full P&L statement with monthly columns (Jan–Dec) and a Total column. Sections are collapsible so you can focus on what matters.

Income

  • Listing Income — From closed listing transactions
  • Buyer Income — From closed buyer transactions
  • Transaction Fees — Per-transaction fees collected
  • Additional Income — Any other income sources
  • Total Gross Income

Cost of Sale

  • Agent Commissions — Broken down by agent (expandable to see individual agent detail)
  • Broker Fees
  • Franchise Fees
  • Referral Fees
  • Additional COS
  • Total Cost of Sale

Gross Profit

Gross Income minus Total Cost of Sale.

Expenses (by MREA category)

  • Compensation
  • Lead Generation
  • Occupancy
  • Education & Coaching
  • Communication & Technology
  • Automobile
  • Supplies/Office Expenses
  • Equipment/Furnishings
  • Insurance
  • Total Expenses

Net Income

Gross Profit minus Total Expenses. Displayed in green when positive and red when negative.

Expenses Breakdown

Provides a detailed view of each expense category with sub-items. Each category is collapsible to show individual expense line items with monthly breakdowns. Use this view to identify exactly where your money is going.

Amount vs Percent Toggle

Switch between Amount (dollar values) and Percent (percentage of gross income) to quickly see what portion of revenue each category represents. This is especially useful for benchmarking against industry standards like the MREA model.

Exporting

Click the Export button to download the report as a CSV file for use in spreadsheets or sharing with your accountant.

Tips

  • Review your P&L monthly to catch expense overages early
  • Use the percent view to ensure your Cost of Sale stays within your Economic Model targets
  • Expand the Agent Commissions section to verify individual agent payouts
  • Compare against your Business Plan report (in CEO Summary) to see where actuals diverge from projections
