If you ask one hundred agents what their goal is, almost every one of them answers in units, volume, or GCI. Profit is an afterthought. We build it the other way around.
What we cover
The teams and business owners who hit their number every year are not guessing in January. They build a plan they can actually hit, and then they run it on purpose. This is how that plan gets built.
Start from the net profit you want to take home and work backward to volume, GCI, closings, and listings taken. Then find out when your activity year actually has to begin. Most agents start too late and lose Q1 before it ever starts.
What leverage will you need to support this new level of production? How does it change your operations, and if you run a team, how many agents does it actually take and by what date do they need to be hired?
How to put together a budget model that actually supports the goal you just set. How to think about cash flow across the whole year instead of month to month. And how to operate your business from a real profit and loss.
Ninety percent of your business comes from five sources or fewer and most agents cannot name them in order. We map your top five, attach a unit count to each, and build the lead generation model that produces next year's number.
Every agent builds a plan in December. Most of them stop looking at it by February. Building the plan is the easy part, and it is the only part anybody teaches.
So once your plan is built, we spend the rest of the session on the Business Owner Framework. It is the rhythm you run every Monday to make sure the plan you just built is the plan you are still hitting in August.
The Business Owner Framework
Three steps, fifteen minutes, every Monday. Once you have this rhythm, the plan stops being a document you built in December and becomes the way you run the company all year.
Sixty day cash projection. Profit and loss, hunting for outliers and spending trends. Gap to goal. Active listings that need a price correction. Coming soon inventory. Pipeline, tens and nines only.
Low production means high management and high urgency. That is a sprint week. High production means you have earned lower management and can build instead. Most teams run high management during high production, which mostly just annoys everyone.
Sprint week: short competition, a visible leaderboard, lead generation and conversion reports, training aimed at the gap you just found. Build week: vision, recruiting, systems. Then back to step one on Monday.
